Located along one of Omaha's hottest growth corridors, The Thomsen Mile is one of the city's most exciting developments. The Thomsen Mile is located in Northwest Omaha along a four-lane, divided highway known as Nebraska Highway 64 or West Maple Road. Several residential and retail developments have sprung up along West Maple, giving the area a great deal of growth momentum.

The Thomsen Mile is divided into two phases, both allowing commercial and residential development. Phase I is well underway. With 30 acres reserved for retail development there is plenty of room for big-box retailers and pad-site businesses. Roads and utilities are in place and an attractive monument sign will identify the development. Lot sizes range from 1.163 acres to 20.616 acres. Celebrity Homes has already started construction on 400 single-family houses.

The 74-acre phase II will be the home of a proposed Harley-Davidson dealership. Other commercial and residential development will follow.

Prospective users may purchase lots, sign a ground-lease or have World Group do a build-to-suit. The Thomsen Mile is currently part of a Sanitary Improvement District just outside the Omaha city limits. The area is zoned "Mixed Use."

The surrounding area is highly desirable. More than 4,100 single-family houses in 15 subdivisions are planned or under construction within a three-mile radius. Several big-box retailers are already located along West Maple Road including Home Depot, Super Target, Borders, K-Mart, Petco, Kohls, Douglas Theatres, Baker's Supermarket (Kroger), Office Depot and Lowe's Home Improvement. Despite this, there is room for much more.

Demographics in the area are strong. The 10-year growth rate in population within three miles was 123%. Average household income is $88,922 and the median age is 33.2. Ninety-four percent of houses are owner occupied and there are 3.24 people per household in the surrounding area.
